The Acadia Planning & Development Committee is a volunteer committee that reports to the Acadia Community Association (ACA) Board of Directors. The committee is made up of residents from the community who have an interest in redevelopment and growth in the community. The ACA is committed to ensuring we advise residents of active applications and developments to ensure visibility, and encourage all to participate in the process to ensure community feedback is captured. The intent of this page is making awareness of development in our area easier and more accessible to residents.
The Planning & Development Committee has no formal jurisdiction or authority in planning matters. We are unable to reject or approve development applications. We receive information from applicants, liaise with the community, and provide responses and representation to the applicant and decision-makers based on the feedback we hear from our community.

REZONING FOR HOUSING
In May of 2024 the City of Calgary enacted its Rezoning for Housing initiative, rezoning low-density properties across the city. With this approval, the R-CG land use district (Residential - Contextual Grade Oriented) is now the default for low-density properties in the inner city. R-CG allows for a variety of built forms on any residential property in the city, including single detached, semi-detached, rowhouses, secondary suites and backyard suites. The H-GO (Housing - Grade Oriented) district was applied to properties where additional density is considered appropriate, such as along neighbourhood connector streets. The approved Heritage Communities Local Area Plan (LAP) provided guidance for where H-GO is considered appropriate.
HERITAGE COMMUNITIES LOCAL AREA PLAN (LAP)
The Heritage Communities Local Area Plan is a policy document that guides future growth and change in the communities of Acadia, Chinook Park, Eagle Ridge, Fairview, Haysboro, Kelvin Grove, Kingsland, Maple Ridge, Southwood and Willow Park as well as Fairview Industrial, East Fairview Industrial and Glendeer Business Park.
The Plan was approved by Council on September 19, 2023. It provides policy and guidance for the types of development, built form and height that are appropriate in the community. New development applications, including rezoning and development permit applications, are evaluated against the policies and maps provided in the LAP.

Comments from the public and external review groups:
While the application has a formal commenting period, typically ranging from 7-21 days, comments received on applications may be considered if the application is still under review.
Community insights help ensure that the file manager is aware of any site constraints that may have not been seen or understood from a set of plans. Including details about site operations or unique aspects of the space that should be considered. Does the site have poor drainage? Does the property have an influx of users at specific times of the day? What part of the proposal supports a positive outcome in the community? How changes to this property may impact the use and enjoyment of the surrounding area?
Permit statuses are:
In circulation – open for comments
Under review – comments may be allowed
In advertising – in notice for 21 days to appeal the decision
Public or private hearing scheduled – a hearing will be held to discuss concerns on the development
Pending appeal – someone has appealed the decision during the “in advertising” process and a final decision will be made after the SDAB hearing
Approved – no longer open to comments and the applicant has 2 years to execute the permit
